Step 1: Buy
The first step in our process is acquiring properties that are underperforming or in disrepair, typically below market value. We focus on rundown and uninhabitable properties that offer substantial potential for improvement. These properties could be single-family homes, commercial spaces, or even properties with changing use classes that allow for creative renovation strategies.
Our team carefully analyzes each property, taking into account factors such as location, market trends, and the amount of work required. The goal is to buy properties that can be transformed into high-quality, energy-efficient homes—delivering long-term value for both our investors and future tenants.
Once a property is identified, we move forward with securing it at a competitive price, ensuring that we leave room for substantial returns through renovations and value-added improvements.

Step 2: Refurbish
Once we’ve acquired the property, we move into the refurbishment phase. Our experienced in-house team, operating under BD Design and Build Ltd, takes on the task of transforming the property into a modern, energy-efficient homethat meets the highest standards.
This stage involves more than just cosmetic upgrades. We strategically add value by:
- Increasing living space through loft conversions and ground floor extensions
- Improving energy performance by upgrading the EPC (Energy Performance Certificate) rating
- Reconfiguring layouts to maximize functionality and meet market demand
- Changing property use classes when applicable, such as converting family homes to HMOs (Houses in Multiple Occupation) or commercial spaces to residential units
We also consider the location and target market during the refurbishment process. For family homes, we design the property to meet the needs of long-term tenants, ensuring high rent and low maintenance. The goal is to deliver a home that’s both desirable for families and cost-effective in the long term, resulting in zero voids and minimal maintenance.
In lower-cost areas, we focus on cosmetic improvements that ensure the property meets market standards without over-investing in unnecessary upgrades. Conversely, in premium areas, we invest in higher-end finishes to match the expectations of tenants who are willing to pay a premium for quality.

Step 3: Refinance
With the property fully renovated, we move on to the refinancing stage. This step is critical, as it allows us to extract capital from the investment and recycle it into our next project. However, a successful refinance depends entirely on getting Steps 1 (Buy) and 2 (Refurbish) right—without errors.
That’s why, from the very beginning, we ensure that:
- The purchase price is right, securing the property below market value.
- The refurbishment budget is carefully planned to maximize value, ensuring that once completed, the property can achieve the highest possible refinancing valuation for that area.
- The end valuation is projected accurately before we even start, ensuring that the final refinance aligns with our investment goals.
We work closely with experienced mortgage brokers and specialist lenders to secure the best refinancing options. Once the property is revalued—typically at a higher price—we refinance to pull out up to 75% of our invested capital. This allows us to recycle funds into new projects, keeping our investment cycle moving efficiently.
By structuring each project strategically, we ensure that our investors and business can continue growing without being tied up in a single property.

Step 4: Rent
Once refinancing is complete, the final step is to rent out the property and generate consistent cash flow. Since all our refinanced properties are on interest-only mortgages, our goal is to achieve a rental income that not only covers mortgage interest payments and expenses but also provides a positive return for us and our investors.
Every area has a rental market range, and we ensure that our properties are rented at the top end of that range by offering high-quality, well-designed homes that attract the best tenants. Achieving strong rental income depends on getting Step 1 (Buy), Step 2 (Refurbish), and Step 3 (Refinance) right, ensuring that our investment model remains profitable.
